We want you to love your home and where you live. Our commitment to you is that your home will be
clean, safe and secure on the day that you move in. This is called our Lettable Standard.
The following information will help you understand what you can expect from us when moving into your new home.

Customer Safety
Safe and Structurally Sound
Your home will be a safe place to live - structurally sound, hazard-free, meeting health and safety requirements for your peace of mind.
Secure
Your home will be secure. External doors will be weatherproof, and all locks will be changed prior to your move-in.
Clean
Your new home will be cleaned throughout in line with the cleaning checklist that you will find in your new home.
Heating and Insulation
The heating will be appropriate for the property type and fully adjustable. The loft will be insulated and fitted with a secure hatch.
Smoke detectors
Smoke, heat, and carbon monoxide detectors will be installed for your safety.
Utility Information
We will show you where your water isolator and utility meters are located so you are familiar with your home's setup.
Kitchen and Bathroom
Kitchen Standards
Kitchens will be clean and functional, with damage-free worktops, and grease-free surfaces.
Kitchen and Appliance Space
Space will be provided for a cooker (gas or electric), fridge (possibly under-counter), and other white goods depending on the kitchen layout. If onsite laundry facilities are available, space for washing machine may not be included.
Cooker Installation
When you move in, we can help you install your cooker if required, providing it's in good condition and has the correct instruction manual.
Bathroom Standards
Bathrooms will be clean and functional, featuring non-slip flooring, a new shower curtain, and toilet seat where required.
Asbestos and Damp and Mould checks
Damp and Mould
Your home will be free from damp and mould, and will have adequate ventilation.
Asbestos Safety
Your home may contain asbestos (which is normal for homes built before 2000), if so, we will ensure it is safe. For any concerns, our Compliance Team is available to assist.
Gardens
Garden Boundaries
Gardens will have secure boundaries (fences or hedges), except in open-plan communities. We will assess individual requirements before you move in.
Garden Condition
Gardens will be free of visible trip hazards and waste. Any overgrown areas will be cut back to a manageable condition after you move in.
Decoration
Fixtures and Fittings
We will consult with you regarding any fixtures and fittings you may wish to keep.
You'll be asked to sign an agreement to confirm your choices.
Decoration
We do not strip walls or redecorate unless severely nicotine damaged. Depending on your eligibility, we may help with decoration and flooring.
