Magenta Living visits properties once every five years to carry out a stock condition survey. A stock condition survey is like an MOT for your home. It helps us make sure everything is safe, secure and working as it should, and it gives us the information we need to plan future improvements.
What is a stock condition survey?
A stock condition survey is a simple visual check of the inside and outside of your home. We look at the age and condition of key parts of your home, including your:
- kitchen
- bathroom
- windows and doors
- heating
- roof and external walls
This helps us understand what may need attention in the future so we can plan repairs and improvements in the right places and understand when your home may be due for an updated kitchen, bathroom, roof etc.
What happens during my survey?
The survey takes about 30 minutes it is a simple visual check. It is quick and easy and there is nothing you need to prepare. You do not need to move furniture, turn anything off or leave your home.
A surveyor will visit at the agreed date and time. They will look at key areas of your home and may take a few photos of things like your kitchen, bathroom and boiler. They will not lift carpets, move furniture or check how you maintain your home. They only look at what they can see. If your visit includes an energy survey, they will collect extra information to help us understand how energy efficient your home is.
We work with our contractor RAND Associates to carry out these surveys. Anyone carrying out a survey will have a RAND Associates photo ID card and a letter of authority from Magenta.
What happens after the survey?
Magenta use the information collected from all the surveys, to plan future investment so we can continue to provide safe, secure and energy efficient homes. We do not receive reports for individual properties, so we are unable to provide a report for your home.
How we choose homes for a survey
We are focusing on homes where we have little or older survey information. If your home is selected, you will hear from Magenta or RAND Associates, who carry out the surveys for us. They may contact you by letter, email, phone, text or, if they are in the neighbourhood, they may knock on your door.

Even if everything seems fine in your home, taking part helps us understand which homes need updating and how quickly, so we can keep your home safe and comfortable.
