Why is building safety important? 

After the Grenfell Tower fire, a new law called the Building Safety Act 2022 was created. It tells landlords what they must do to keep tall buildings safe. It covers every stage of a building’s life, from design and building, right through to when people live there. 

We work closely with the Building Safety Regulator, who makes sure buildings across the country are safe.

Our Building Safety Team

We have a special Building Safety Team who checks that our buildings are strong, well‑looked‑after, and safe to live in. They look for any problems, fix things when needed, and follow the latest safety laws.  

This team is led by Wayne Cole, our Chief Compliance and Sustainability Officer. Wayne is in charge of health and safety, and he is the Principle Appointed Person for building safety with the Building Safety Regulator.    

Magenta Living has eight buildings which the Building Safety Team look after which include:

Our Building Responsibilities

Here are the ways in which our Building Safety Team help to keep you safe. 

Make sure all elements of the Building Safety Act are met

Provide a clear procedure and method for customers to report incidents, concerns and to raise a complaint if needed

Collaborate and communicate with our customers about building safety

Check every high-rise building every year with a fire safety expert

Work with Merseyside Fire and Rescue Service to make sure everything we do meets the rules

Carry out ‘Person-Centred Fire Risk Assessments (PCFRA)’ and ‘Personal Emergency Evacuation

Plans (PEEP)’ with customers at our high-rise buildings

How you can help

You can help to keep yourself, your family and your neighbours safe. Here are some ways you can do that: 

DO:

  • Raise building safety concerns directly with Magenta Living   

  • Get involved and have a say on how your building is kept safe   

DON'T: 

  • Do anything that creates a significant risk to the building’s structural safety

  • Do anything that creates a significant risk of causing or spreading fire in your building   

  • Damage or remove any of your building’s fire safety measures, such as smoke detectors, fire alarms, fire doors, and fire extinguishers 

  • Do not try to repair any electrical, heating or water services yourself 

Building Safety FAQs

We ask that you contact us to let us know of any mobility issues or if there are any changes in your circumstances. This includes:  

  • Changes in your mobility 

  • Temporary or long-term disabilities 

  • Changes in your ability to hear a fire alarm 

  • The need for additional walking aids, such as crutches, frames, or mobility scooters 

By keeping us informed of any changes, we can ensure that appropriate measures are in place to keep you safe. 

A ‘Personal Emergency Evacuation Plan (PEEP)’ is a plan designed to help people who may need assistance to evacuate safely during an emergency. It set out the steps and arrangements to make sure that the person can either remain in a place of safety or reach a place of safety. A PEEP typically includes details on the assistance required and who will provide it. 

A ‘Person-Centred Fire Risk Assessment (PCFRA)’ is a detailed evaluation of fire risks specific to an individual customer’s needs and circumstances. It considers how a person's characteristics, behaviour and capabilities may increase the likelihood of a fire or affect their ability to recognise and respond to a fire or warning of a fire. It helps identify customers who are at higher risk so measures, help and support can be put in place to reduce the risks identified. 

We are guided by fire safety legislation, including the Fire Safety (England) Regulations 2022 and the National Fire Chiefs Council (NFCC) Code of Practice. These regulations ensure that we provide the highest level of safety for our customers by conducting regular fire door inspections, maintaining secure information boxes, and engaging with fire and rescue services.   

The Regulatory Reform (Fire Safety) Order 2005 and the Building Safety Act are two pieces of legislation which requires landlords like Magenta Living, to find and understand the risks posed by fire and to the residents of a building, including specific groups where their vulnerabilities may affect how they behave and act in the event of a fire.
